Website Design Prices

Hi! I'm Corky Stanton and I design web pages for the internet. The page just preceding this was designed by me to perform a service by putting commonly used links for various kinds of information all on one page. Between seven thousand and ten thousand people use this web page every day.

I designed actor Richard Kiel's web page. Richard decided to have me make a web page for him for selling his house five years ago when the market was tough like it is now. I loaned him my digital camera and he provided me with 72 photos and the text and the links to other web sites providing information about his golf course community.

I designed his web page(s) for $400 so he could put a small ad containing the web page address in the classified section of our local paper the Fresno Bee and also in the Los Angeles Times and the San Francisco Chronicle.

As he tells you in his book he did list his house on the local multiple through a flat-rate listing service with the right to sell his house himself if he found the buyer.

He did just that as a buyer responded directly to him from his ad in the S.F. Chronicle and since the buyer didn't come through a broker he did not have to pay any sales commissions.

If you wanted a web page(s) with that many photos and links I could do one like that today (five years later) for $400 with half payment up-front and the other half in 90 days.

I also designed a web page for his daughter and son-in-law so they could sell their house in Hawaii and move closer to their family. A web site like that today would cost the same $400 with the same terms.

These were both complex pages with many photos and links to show schools, churches and shopping in the area. Because both homes were in golf-course communities there were links to the community association showing all the amenities that went with the homes and information regarding dues, etc.

I can design a web site for you that will help you sell your home, your car, your boat or any other item.  All you need to do is take some pictures with a digital camera and give me the details of what you are selling either in a MS Word file or a typewritten letter.

What if you just want one photo of your house, car, or boat and would only need one web page without links to other websites?  How much would that cost?

This would be the basic minimum charge of $200.

This would be posted on my server for 6 months for a cost of $50.

I will give you a website address that you can use in your newspaper ad that would then only need a very brief description because if the reader wants to know more they can go to your website and see your house, car or boat.

Of course, the more information you provide and the more photos your prospective buyer can see the better that buyer can understand just what you have to sell and this can save you a lot of time finding someone who would like to buy your house, car or boat.

People like different things and different colors and the more information you can give them the more you will weed out the looky lou's and find someone who is looking for exactly what you have to offer.

When someone responds to your newspaper ad containing your website by calling you on the phone and asks you to describe your house you can simply say have you seen the website?  No, well take a look at it and if you are interested call me back and we can make an appointment so you can come out and see it (Seventy-one percent of all households are connected to the internet today).

Richard Kiel found that real estate brokers were bringing retired couples to his door to see a 5 bedroom 3,200 sq. ft. home and they weren't interested in a home that big.

Some people like red cars others like blue. Others only think they want a black car or perhaps a white one. Some cannot imagine buying a blue car until they see yours in a photo and love it! Or if they hate it at least you won't waste time showing it to them in person.

Same with houses. Every day real estate salespeople ask prospective buyers, "What kind of house are you looking for?" Only to get this reply, "I don't know, I will know it when I see it."  As Richard says, a picture is worth a thousand words so the more pictures you have and the more information you can convey in your website the quicker you will find that buyer who will love your house, car or boat.

Additional photos that you e-mail to me run $5 ea. If you cannot e-mail them and I have to scan them one by one they will still run just $5 per photo scanned.  If you want them to expand to a bigger size when you mouse click on them then there will be no extra charge.

If your website requires a second page that would be an additional charge of $45 per page.

If you require a link or links to other websites each link will run $0 (free).

As you can see you are the boss when it comes to how simple or how complete you want your web page(s) to be.

A shiny red Jeep may only require one photo to sell, but if you have the front and back showing those chrome bumpers you added and a photo of both sides and one showing the details of the chrome wheels then you will have to spend less time explaining the condition of the car and whether there are any dents or scratches as they can see all that.

I recommend at least 8 photos when selling a car or a boat and if you are selling your house you should have views showing the front and back, one of each room (including bathrooms) and both the front and back yard.

Take a look at both Richard's web pages and his daughter's to see the optimum web pages as they were both successful in selling their homes.

Whether you have the need to have links to homeowner association websites depends solely on your circumstances.  Whether you want to show, schools, churches, shopping in the area and have time to take those pictures is your call but it can help.

There is an old saying, "You can't make a silk purse out of a sow's ear." The more attractive your house, car or boat looks in the photos the better chance you have to sell it quickly and for a maximum price. But even if your house is a dump or your car a wreck you still have an advantage if the price is right because anyone responding knows exactly what that car or house looks like and won't waste your time hoping it's a silk purse when it's really a sow's ear.

Take your photos using a digital camera set on maximum quality if you can or send me photographs along with your text describing what you are selling.

Then I can get started on custom making a website just for you like I did for Richard, his daughter and my brother-in-law.
